    Life Hack - Ironing

We're on a septic system so no steam dryer for us. I still like creases in the sheets and pillow cases, though I will be doing this ice cube trick on wrinkled garments of guests. Great trick!

You've Had All Winter To Do That...

Mac installed grab bars in the shower today. We've had them in a box for over a year. Google makes everything so easy, except for supplying motivation and time. But truth be told no handicapped person has ever stayed overnight here. Now we have a reservation next month requesting a handicapped...

2 year Inn owner Transition Plan-Feedback?

My first thought is wondering what the draw is for out-of-town people in the area you are looking at? A university? A theme park? State park? A b&b or inn both need a reason for out-of-town people to come to your area, no matter how wonderful the building is.

Breakfast - it's all about timing

We're small so we have the luxury of asking what time guest want breakfast and we cook for that time, leaving the eggs until I see their eyeballs. That's their only wait. We do have coffee ready from six-fifteen on (since we always get up super early) and some type of fruit and juice before (and...

Your first few months before and after opening

Thanks, Joey and Morticia. Guess I forget not everybody loves our animals like we do. At least it said they were well behaved. One little approached the woman and my husband told her the hand signal to send him on his way. None of the dogs even looked at them again. They ain't stupid!!! But they...

Your first few months before and after opening

Thanks, Duff. With over half the review taken up with the "simple" breakfast and dogs, it just didn't feel like that good of a review. But can't get better than a five, I guess!

Your first few months before and after opening

LOL! Just when I say "nobody cares" about our dogs, we get this review on Tripadvisor: Hospitality abounds at this B&B's peaceful country park-like setting. The facilities are immaculate, comfortable and easily accessible. Your own private entrance is a plus. The breakfast was a good simple home...

Your first few months before and after opening

How long before opening did you start marketing? Our marketing consists of a FaceBook page and a website, which we started about the same time we announced we were open. At that time we also invited a couple we vaguely knew from another town to "be our guests" for a free weekend. Then we gave...

    Booked our first wedding!

This weekend we signed the contract and received that all important non-refundable deposit for our first wedding here at the B&B! Not until August but that will be here soon enough. Our contract states we offer country weddings Texas style and that our goal is to provide an interesting yet...

Ways to make your inn more casual

I agree with changing the decor from the formal stuff but don't forget to change out the more formal light fixtures too. Our place is Texas style so we have a small antler hanging light, a light from a roof wind vent, a five-egg baskets light, a horseshoe lamp, a wagon wheel hub...well, you get...

    silly innkeeper tip

Good point. I don't have anything that doesn't easily go into the washer. My washer and dryer are busy, busy, busy after a full house, with all the linens, towels, and bath mats! Ever notice how many people don't use a wash cloth?

    silly innkeeper tip

Each king bed has four standard pillows but instead of stacking them == I place them lengthwise IIII so they can all be under the bedspread. I find guests like the standard size better than king size pillows.

    Not Happy With Flameless Candles!

Mac and I have a chandelier as the center light in our private bathroom. I wanted it over the extra large walk/roll-in shower but my son the electrician said it is against Texas code over a tub or shower. Just sayin'.

    silly innkeeper tip

My silly innkeeper tip: Smear your bathroom mirrors with shaving cream, then wipe off. Keeps mirrors from fogging during showers. Next tip, please.

    laundry - that fun topic

Our bathroom wall signs say: The grass is always greener over the septic tank so… Please do not deposit foreign object (such as feminine items, facial tissues, makeup puffs, contraceptives, or paper item other than toilet tissue) in the toilet as they could clog up the works, preventing that...

    laundry - that fun topic

We built our home hoping to utilize an existing septic. After we started the B&B, the old system couldn't handle a full house several weekends in a row. Consequently, we now have a new commercial system and it takes a load of water! Our washing machine doesn't drain into it though. That water...
