My chance to gloat. We have an elevator in our 3-story inn. We used US ADA guidelines as .. guidelines, since with less than 6 rooms ADA does not apply to us (neither does service dogs, see other string). We built new so relatively easy to integrate into design. The elevator is good for laundry and luggage as well as people. I estimate about 5% of guests depend on it for mobility, i.e. use it every time they traverse stairs. At the moment, 2 out of 6 people here for weekend are using elevator (and not out of laziness).

Well, I'm in a house that is a century and a quarter old.... it's an impossible dream.

We are 107 this year but could have a one story lift put in but we would either loose a room to access the whole floor or it would only go up and down to 1 room - stannahstairlifts.co.uk they are about the size of a phone box - you just cut out the square of floor you need - very tempted!
 
I just realized my building is 115 this year. Should have given it a party.

I did say to someone, "The (bathroom not attached) is reflected in the lower price."

Both of those things said here. Especially when guests want to pay here what they pay at the motel even given a cheap hotel is $100 more than we charge.
And, we pretty much always say the reason that room is $30 less is because the bathroom is across the hall. It used to be $10 less, but that was too close on price to get a lot of takers. That room door better with a big price difference. But, not everyone sees the text, some just see the price.
 
I discounted my 3rd floor room because of all of the complaints I've received about the stairs. It's amazing that folks don't think a 130-yr-old house with 12-foot ceilings will have long flights of stairs! The description to the room has always started with "This third floor room...." and now I've even added a note at the end of the description that states "**This room is on the 3rd floor. Kindly inquire about a room on our 2nd or 1st floor if there are any concerns about stairs**"(with the asterisks and in italics, in the hopes that someone might actually read it). Now I've got folks looking for a bargain that are booking that room, and many of them are elderly. If a 2nd floor room is available, I've resorted to giving a complimentary upgrade in an attempt to avoid the complaints.
I've gotten the "no elevator" complaint in reviews, too. We're a lazy bunch here in the US. We have 8 restaurants within 2 or 3 blocks of the B&B. I've had guests ask, "How far is 2 blocks?" I reply that it's 0.25mi (~0.4k) and my terrier and I walk it in 8 minutes, including stops to sniff hydrants.

We stopped putting a particular second floor room in the mix on booking dot. So many complaints about those stairs!
Bad enough we have stairs from the parking lot to the entry door!

We don't get complaints about the stairs. We did have an elderly couple that DH decided should be on the first floor. He asked another couple if they minded switching. The other couple got a nice upgrade. All were happy and we got a good review for it.

We just had a guest who self upgraded to avoid the stairs. They decided $10 was worth not having the extra stairs.
 
Any doubt about the stairs and I will recommend to people they don't book with us, it's not worth the hassle.
Had a phone call last week, 6 people wanting 3 rooms for 2 nights in Oct. That's a good booking for that time of year but after all the questions and pondering I gave them the details of a place down the road that has ground floor rooms.
