I use dynamic pricing so that when I get down to one or two rooms, my rates go up automatically. I don't apologize for my rates - ever. But I am amazed at the number of last-minute bookers who think they deserve a deal.
And if I've got a zero night and really don't want a guest, I bump the rate $50. That way, if someone does desperately need a room, I at least am well paid for giving up my night off.
