Yep, more trouble, but they butter the bread. When DW complains I say let's set all year to 3 night minimum and I'll just sleep in because I'll practically never have to serve breakfast anymore..

We have found that some one night stays are more challenging because guests are trying to do it all, including enjoying our house and hospitality, in a condensed time period. So the six questions they have, which might be spaced out over a two or three night stay, get jammed into the 20 hours they are with you.
Our solution has been to use a discount structure that gives a discount to longer stays. Single night stays pay full rack. That has been enough to keep us from feeling put out by the extra effort a single night stay might require.
In fact, we are getting ready to raise the rack rate 11% while increasing the discount we offer by about 5%. This will give us an effective rate increase of 5% with a more generous discount, while pushing single night rate into a category that will encourage guests to choose a longer stay..

Ah Ha! There you have it. Not so much the destination but the "weekend getaway' itself! There tis! The riddle is solved. You are a weekend destination. So it only makes sense from your market to have a 2 night min stay. Well done, finally my mind is around this concept once and for all. Thanks Jacks.

Some places here have a 2 night min for every weekend in season. I do it when we're filling up and I start to see too many one nighters.
I just can't do 14 room flips in 2 days.
But, what I'm finding now is that every Sunday is wide open. It's like we've become a strictly weekend place which does not work at all for me!

We set a 2 night minimum for May-Sept at the start of the year. My booking system doesn't stop them, it just refers them to me for manual confirmation rather than confirming them automatically. Most of the time I let them through unless they're slap in the middle of 5 empty days for example. Just having the minimum on the website weeds a lot of them out.
As each month approaches I will remove the limit to help fill in the gaps.
This year has been very "challenging" (to use the business parlance) so I've actually removed all limits for this summer already.
 
I drop the minimum stay closer to the date, too. On long weekends, though, I set a higher nightly rate for one- or two-nighters. It's not to convert them to longer stays but to make me feel better compensated for my extra work.
 
Friday & Saturday: fully booked, all 1 nighters
Sunday: me in a rest home for unhinged B&B owners!!

DH took care of the check-in since I was schmoozing with the Governor and got the breakfast time for me. 5:45 AM both mornings - so tomorrow I going to be having 2 breakfast times as I do not think the in-coming tonight (2-nighter) will be wanting that early. (This morning I mixed up the funeral rolls after putting his breakfast in the oven so when he left, I went back to BED!!! Rolls now in the oven and once delivered, I can go do the shopping for the Band Picnic - the inncoming room is actually ready!))

I know it is your thang, but when they come here I am going to tell them TUFF! I am not getting up at 4:45am and wake the house to make your 5:45am breakfast! But then they will get mad and call the building dept and health dept like those bozos did recently. Who never stayed, btw and so the health dept who was only here recently for an inspection did nothing. GOOD! You didn't eat there, get lost.

I share your insanity Gillum. More 5a breakfasts this year with fishers and birders. Since I usually get up at 4a or so, not an imposition, but the weekenders with the more typical 8:30 -9am times give me a welcome lie-in.

My husband would have agreed. But also put out an abreviated version of breakfast. Maybe two muffins, two yogurts and some milk.

If you don't like the gluestick idea, a nice wet-erase marker does a lovely job when leaving a message on a window and that 2 seconds of a heart-attack when you think that someone has damaged your car permanently.
They are also very useful for when you or Maddie need to leave a note on your front window for the guests. Like "Sorry, closed at the moment, please see box to left of door for Depends undergarments in case of emergency."

I got up at 4. Tomorrow will just make cornbread and do some bacon & eggs for him. The 9 AM breakfast is getting baked oatmeal so I can get out to the I-68 Welcome Center for West Virginia's Birthday Party (75 miles one-way). They will get the English Muffin Bread breakfast Saturday. I only have the Band Picnic and horse people Saturday.

Well, the man must have liked us because he came in tonight asking for another night for himself and another room for 2 more men. Cot is up (he even helped set it up) and made up for tomorrow. that reservation alone paid for half of the fee for my side yard landscaping. My yard looks real nice now. He trimmed back some herbs, cleared out some others (I will get my basil planted there this weekend maybe). Everything is edged, the stump AND ROOTS are out and the hole filled in, and seeded. Looking GOOD!!
