Greetings! My husband and I have been looking for a Bed and Breakfast for quite some time now. My mother will now be joining us in our new endeavor. We are looking for a B&B in the mountains, 6+ Guest Rooms, with Owner's Quarters including 3 BR. Is there such a place out there?

Have you looked on B&B for sale websites? innshopper. bedandbreakfastforsale. b&b team. You can sort by state. I think the large owner's quarters may be the one thing that throws you.

Yes, I have looked at all of those websites often. Many beautiful properties, but none that meet our needs. And, yes, the large owner's quarters is definitely throwing a kink in everything. That is why I posted here thinking perhaps someone might be toying with the idea of selling, but hadn't actually listed yet. Thank you, though!

We found a place like that. The owners' quarters were a living room and bedroom + bathroom. But, we could have knocked thru into a suite in the B&B. It was at the end of a hallway, so would not have been near the guests.
But, the kitchen was off the check in desk so no way to make our own meals quietly.

We are the odd folks here, mom & pop motel rather than a B&B, but like you needed as large living area as family at that time consisted of Maxine & I, our young son and my mom, an 11 room motel became an 8 room motel with three bedrooms in our living quarters, each with a private bath and it worked very well. On that line of thought, have you considered looking at a different type of building for your business or a variation in the style of business? I figure I get most of the fun without some of the headaches.

ohmy! There was a sweet couple trying to sell their Vermont Inn that had huge owner quarters ... it has closed. I don't know what happened to the property. Go to youtube and pull up buy our inn. Maybe there is contact info, maybe it's still for sale though not now operating. Right near skiiing.

This is exactly what we did. The owners' apartment is a one bedroom with kitchen/family room. Behind it is a second apartment that the PO rented as two separate rental rooms. We took that too. So we have a media room and a guest room for family. We need the space.
So, instead of 8 rooms, we rent 6. But we live comfortably.

We're in the Ozarks (sort of mountain-y) with 16 cabins, campground and canoe outfitter. Has a separate house! Definitely different than a B & B though...

The BnB down the street is for sale. It has a large owners quarters with 2 car garage (not sure how many bedrooms) and 10 rooms. Look for Inn at Mountain View.
