We had 2 married guests book through air. The woman said she was a model. They were from out of town.

At 3:00 am this morning they let a 3rd guy in (the room was booked for 2) and proceeded to have sex about every 20 minutes. The plate on the vehicle for the 3rd guy was out of state. We highly suspect they were filming. When they stopped for a break they were so loud we didn't think our other guests could sleep. But then...the sex was so loud nobody could sleep either.

I ended up calling them and telling them they were too loud and that the room was booked for 2 people and the guest had to leave. I told her if there was and filming occurring we would sue. She claimed there wasn't. But earlier in the day she came home from a shoot that was so supposed to be with old cars. But as they walked to the room we heard them mention "porno" and laughing.

We don't care about what they do in their room but we were concerned about our property showing up in porn on the Internet.

What would you do in this case?

That sounds like a horrendous experience with guests & is certainly one for the books! I wouldn't worry much about your property showing up on the internet in a porno. My guess is that most folks who watch amateur porn aren't paying attention to details like the filming location. Also, are avid porn fans really the kind of people that book rooms at a B&B?

Not sure I would have waited as long as you did to even make the call - and I would have knocked on the door and told them to have the 3rd person leave and that quiet time was at 11 p.m. and if they had any questions I'd be happy to review the policies with them...
Oh and I would have asked the if they were still planning on joining us for breakfast in the morning? LOL

What can you do? Well, really.... not all that much, though Air has a rule about requiring permission to shoot... not that it's really enforceable. But to be absolutely honest, Air is perfect for porn shoots, which is why they are used so often. In fact it's an industry in this town and LA and a few other places and it's known to happen....
And then there is a second side to this that some people don't know, that's growing lately and that's live streaming and "only fan" websites. The live streaming, unless someone captures it, is really supposed to disappear as soon as it ends (but let's be real, someone is capturing it) and the "only fan" stuff is supposedly private (and let's be real, it leaks out onto the net.)

It's one of the real downsides to Air... people abusing it, because too often it's stand alone apartments with no one there. And even if you post it in a review, my guess is that they will just use someone else's account to book in the future.

As I pointed out elsewhere, there are more nefarious things that happen in Air...I'm still waiting for the story about someone using it for a meth cook (aka Breaking Bad) but I've already seen the stories for things like using it as a brothel. They promise to crack down on it, but really it's a system set up for abuse.... when you set up a system to break the law and avoid taxes, you have to assume that others will abuse it and break even more laws.

..I am even less excited about signing on with Air after reading this. I get enough “Expediots” as it is!

Yes. We have had 2 issues with guests and they were both from airBNB. Air is really horrible. We placed 2 calls to Air while this was going on and they would do nothing. Air would not remove the bad review the guest posted either. The good news is our other reviews are so over the top positive that the one bad review won't matter.
Regarding air, horrible, horrible company. Read their terms sometime and you'll see things like if they have to pay an insurance claim to you they have a right to go after your home owners insurance to recover what they paid out to you.

I think it behooves all us legitimate B&Bs to share these Air horror stories near and wide. Especially those where guests are screwed over. I blog about them and try and share them through social media whenever possible. Could we get a hashtag campaign started? #OnlyRealBandBs #AirIsNotSafe

On the subject of Air (minus the porno) Just read where a couple from LA (state) died from Carbon Monoxide poisoning at a Air rental in Mexico. The son is calling for more regulations from Air to make sure places are safe.

I agree. I never would have dreamed we would have to deal with a situation like this. Instead of having guests sign our paper registration book/log with just contact info (our State statutes require we keep a registration book), we're now going to have a single page document that will serve as their registration and they will need to sign it. It will include language regarding no smoking and our cleaning fee if that's violated, along with a clause regarding no commercial filming and other things. That way we have a legal recourse when issues arise. Our AirBNB house rules may need to be updated to say guests will need to sign the registration when they arrive.

What I don't want to do is create a concern where some married person wanting to stay with their GF/BF on the side...would not stay because of concern about a paper trail. It may need to be worded somehow where just the primary registrant has to sign it and have their info on it.

But yes sharing through social media is a great idea. Someone else can then benefit from our experience and protect themselves before it happens to them.
