Thank you all so much for your feedback. My rates are low but I am booked almost every day.
The reason they are lower than my competition is because I dont have TVs in the property and dont want them. I have a very quiet place so people who want peace and quiet book here. No party types etc. No smoking or
pets. No kids (home is not childproof) and we have a lot of
breakable antiques.
No I am not on Airbnb (awful site) but I am gaining great
popularity because of a very
comfortable place for people to stay and ultra clean.
As a result of several comments you wonderful people made, I
made changes on my website
and posted all the reviews.
The 400 lb. man was not able to
post any reviews on my website. I am the only one who can do that.
By the way, HOT TIP - I have been using STRIPE.COM for
charges and their fee is 2.9%
Great price, fast payments, and
they process all credit cards.
I am very satisfied with them so
thought I'd pass that along.
Of course I am legitimate but I
dont have a fancy Victorian,
just a country ranch home that
was converted into B&B.
Added more rooms to the website too as this area is very
popular and places in San Diego are charging $200 +
I am not greedy. I get people who stay longer, and dont give
me problems. The 400lb. guy
was an exception. Yes, he was
very annoyed I wouldnt sell his
Timeshares!!!

Believe it or not, many people pay MORE for the things you mentioned above.
Ponder on this for a while.

You may be booked almost every day but you should think about working smarter not harder. For a little more per room you can afford to be a little less busy!

Copperhead I appreciate your comments. As a test, I have increased the rates for some rooms especially on weekends, and will see what happens.
I like keeping busy and feel a bird in the hand is worth two in the bush! If bookings decrease in the next 7 days I will review it again. I updated my website with many of the suggestions everyone made. Thank you
all so much.

You have to play with prices to see what works best for you, we're a tiny motel so a bit different maybe, but my goal is to stay priced a bit less than the big guys in town so that folks see me as a good value and worth the drive to the edge of town and priced above the not so nice places so that the rougher crowd that I prefer not to have as guests have a cheaper choice of lodging.

We are priced lower than the rest of the B&Bs in town so we don't get the ritz rich who you can't please no matter how hard you try. It happens from time to time….

Jim: I thoroughly agree with you
and dont want the ritzy crowd either! They think we need to wait on them hand and foot!
We are not servants but a
hospitality house!
I did the same as you and priced a little under the big guys. Seems to work. Some dont like paying the lodging tax!
We are the only Bed and Breakfast in this location so our only competitors are motels and not very nice ones, plus a Golf Course who overcharge for
not very nice rooms!
Today my B&B guests told me
they love staying here because I dont have TVs. They love the
peace and quiet.
I like this forum because one gets other peoples feedback who are in the same industry.
