It was our 4th and last trip to West Virginia for 1994 that we found this house. It was not on the market until AFTER trip #3. Timing was perfect in the fact it was October. The previous winter had been so harsh they had burst pipes and accepted our bid with NO dickering. THIS is where we were supposed to be. I cannot imaging being as happy anywhere else as we are here.

Anything attached to the walls unless specifically marked in the contract has to stay. And a working bulb has to be in every light socket. (People used to take the bulbs!)

I wasn't worth the effort to chase her down. We simply repainted the wall. I did wonder if her realtor knew. We see her socially often. I reported it to our realtor.

Our PO's did the same lazy work. Floors refinished without moving furniture. Throw rugs to cover stained carpet. Paint with a different sheen slapped over marks on doors and walls.

The best was that she hadn't actually moved out. The shed was full to the rafters and we had our power tools in our truck. We actually moved them out of their shed so we could move in.

One reason why when I am finally able to sell (assuming I am the one leaving) I will only take my personal stuff. All else is a bonus business for the next owners.

I wasn't worth the effort to chase her down. We simply repainted the wall. I did wonder if her realtor knew. We see her socially often. I reported it to our realtor.

Around here, no need to chase her down. The realtor would have needed to call her and ask if she wanted to pay the bill or get it fixed. It's breach of the sale contract and the whole sale could be considered null and void, meaning she would be liable for all the costs... cheaper to pay. Oh and it's enforceable in court for 20 years.

There is a difference between a mirror that is fixed to the wall, and a framed mirror that is hanging on the wall similar to a painting or other artwork. If the mirror was hanging there suspended by picture wire draped over a hook, it could be considered personal property.... (and they still might have painted around it, without removing it from the wall first).

With all that needed attention after we moved in, the paint job was a the least of our concerns. And the easiest to fix. :)
 
We're still finding this that were repaired with a band-aid. Just yesterday a can light stopped working. We took off the dimmer switch and lo & behold, the innards were held together with duck tape! A $5 dimmer switch and they couldn't have just replaced it. I'm betting it was the original owners which would have been 20-25 years ago!

The attic and garage of our second house were full of junk. One of the sales contract's conditions was that the POs clean all of that stuff out. They never tackled the attic. We were so exhausted after dealing with them through the sale of the property, that we just let it go. Guess what we have been spending a lot of time on to prep that house for sale? Yep, all that attic mess. The attic is a partially finished space and a good selling point now that it's cleared out. Arrrrrrrrrrrrrrrrrrrrrrrrrrgh! I don't get people sometimes...

The house we sold was clean as could be when we moved out. But a couple months later, the buyers dropped by. They had found two Christmas ornaments in the attic. And they returned them to us. I actually had missed one of them. :)
I thought that was very nice of them. Or that she just wanted an excuse to see the inn. Or both.

that's potentially one of my problems - we are trying to expand by buying next door - which is a long and drawn out process due to dealing with receivers and courts and so on - previous owner is a complete hoarder - place is stuffed to the rafters with junk all of which I want out and a large van and 2 broken down cars at the back - all of which I will want out or it will cost me a fortune in skips to chuck it all out!
 
It was our 4th and last trip to West Virginia for 1994 that we found this house. It was not on the market until AFTER trip #3. Timing was perfect in the fact it was October. The previous winter had been so harsh they had burst pipes and accepted our bid with NO dickering. THIS is where we were supposed to be. I cannot imaging being as happy anywhere else as we are here.

We had 6 houses to look at. One was kind of like your situation. We realized the price tag had nothing to do with the house. It was the land that had value. Maybe the same in your situation. Found our place even though we had crossed it off our list. The listing had been removed from MLS but we drove out just to look at what might had been. Surprise, it was still for sale. Even though we bought it and love it now, we found a ton of surprises that no one had warned us about. Spent double what we anticipated but we're still happy we stuck it out. Toughed us up! Hope all goes well with whatever you choose to do.

We found some surprises too. The funniest was that they had painted to freshen up the look. But they did it lazy. They painted around a mirror on one wall and when they left, they took the mirror! They painted floors but didn't move the furniture!! A couple well placed rugs helped until we got around to repainting the floor.

Our PO's did the same lazy work. Floors refinished without moving furniture. Throw rugs to cover stained carpet. Paint with a different sheen slapped over marks on doors and walls.

The best was that she hadn't actually moved out. The shed was full to the rafters and we had our power tools in our truck. We actually moved them out of their shed so we could move in.

The attic and garage of our second house were full of junk. One of the sales contract's conditions was that the POs clean all of that stuff out. They never tackled the attic. We were so exhausted after dealing with them through the sale of the property, that we just let it go. Guess what we have been spending a lot of time on to prep that house for sale? There were a lot of old bedding items in the attic here. They are still right where we found them. The attics weigh on my mind.

we were lucky in that just before we came here we did the basement (know that doesn't seem to make sense but it does) so all the crap the PO's had in there all went
old sheets and table cloths from old laundry services, filing cabinets, junk etc - also reduced 2 washers and dryer to 1 washer and dryer as we only use for our personal washing the B&B stuff all goes out.

Sellers must be desperate. Hasn't the place been on the market for a long time? You might be the first to have made any offer at all. Sounds like you could have some significant bargaining power to re-negotiate, assuming you still have any interest in the property and it can be fixed up...

Bank owned. 185,000 was the price, but inspector found 80,000 in major issues.
So, reality is that 15 acre lot (forested, hilly, rocky) is a beauty. But also seems to be where the value is.
Cannot see them making that magnitude of fixes.

They won't make the fixes, but they might come down in price so that your mortgage can cover the fixes. That is what we did. Seller paid for the fixes in a reduced price but we lived through the construction.
In the end it was worth it.
