Menu price built into room price

You need to figure what ALL of your costs are going to be and then determine how much you need to make to cover those and make a living. If you have a reasonable idea of what the occupancy rate is going to be, then you'll be able to figure out what your room costs should be. Here our rates...

"You should rest and keep your leg elevated."

Thanks Breakfast Diva - I tried the Dansko a few years back and because of the arch in my foot within 2 weeks I developed a clicking in my knee that then took a few months to go away. So weird because the Dansko are so highly recommended by the company said obviously we are all different - just...

    Smoking - My Pet Peeve!

As our website says, we are completely non-smoking except for the smoking station in the parking lot. I would love to remove that as well but at least we can send guests there who didn't read about us being smoking free. We have signs in the guest rooms and they agree on their sign-in sheet...

    Sweet and savory breakfast casseroles

I make an egg soufflé and I take it out of the ramekin before serving. It is plated with a fruit or english muffin in one corner and bacon sausage in the other so it fills the plate nicely. I can make a version with out dairy for those who are lactose intolerant and it has no gluten. For...

    Microwave for guest use?

Had one in the dining area and no one ever used it. I wanted the space so I took it out and only 1 person in several years has asked for it.

"You should rest and keep your leg elevated."

Best of luck. I have plantar fasciitis and they told me the micro tears wouldn't heal unless I could rest and stay off my feet. Well tell that to an innkeeper in the summer heading into foliage while also building a new house that you and hubby are finishing yourselves. Micro tears aren't...

Reverse Overbooking: This is a first for me

All I can say is how rude! I would have told her to pick the two nights now or I'd have to cancel and she could rebook later. She's adding more work to you (and some stress) and others can't book those two nights and will probably book elsewhere and you'll lose money.

    Guest Poaching

Same thing happened here - the innkeepers at the local inn aren't the owners and they get a bonus for increasing business in both the restaurant and the inn at the end of the year which I was told by the previous innkeepers who worked there. Guests repeatedly told us they were being bothered...

Rules, rules and then some more rules

Totally agree - if you're more seasonal you need the deposit to keep a cash flow and I'd so rather guests not book if they aren't willing to lose $25 - that means they probably want to cancel at the last minute and they should find somewhere else to stay instead.

    'shoulder season?'

I run a summer special - stay 3 nights and save 5%, stay 4 or more save 10%. Resnexus automatically calculates it on the reservation. I love getting guests for more than 2 nights - less checks and less turns.

    Wedding Group

Beachy you need to get payment upon arrival - no one gets to a room without paying the balance so that we (a) don't have anyone leave without paying and (b) if we're busy serving breakfast and they want to leave, it doesn't tie them or us up at the wrong time. Glad you didn't have any damage -...

    Patience Isn't My Virtue

Sorry, can't stand those types. Our front door is always locked and my husband now steps outside to speak with anyone walking up - they don't get in. He asks them where they are staying and without question they have chosen a cheap place in the area but wanted to see ours for a tour - didn't...

    Wedding Group

I would say "Many times the wedding groups tend to head out for a group brunch. Will you all be here in the morning so I know how many to plan for?"

    Conflict with Vet's Day

My husband served in the Marines for 8 years and he has a disability from his service. He takes the discount at Lowes & Home Depot because they are big corporations making tons of money. He will not, however, ask for or take a discount from a small business. And he would never stay at a B&B...

    SuperInn update

This is why we switched last summer to ResNexus because SupInn at that time told us their first version of the new release wasn't going to work with TripConnect - we've gotten so many reservations through TripConnect it was so worth the switch. I can compete with other properties who have...

    Ugh Moments...

When we had two people who worked it was policy that all tips were brought into the office and put in an envelope. They were split by the # of days that they worked and I gave each their share on payday. They both realized that they should play fair so that they'd get a split of those big...

Do you sometimes get that feeling........?

I've had those guests who you just know booked the least expensive and then start asking as soon as they arrive if they can see other rooms. If they wanted to pay for one of those other rooms they saw online they could have booked one of those. So I never upgrade those people. I do however...

    Maintenance

    - Finish new owners 3 bedroom house next to B&B (hard to do when it's busiest 8 weeks of the year) -- Move into new house and have a party for finally doing this after 10 years - Turn our bedroom into the ultimate guest room - install new double rainfall glass shower & jacuzzi tub with stone &...

    I'm wondering if...

In the winter we typically don't have many guests midweek. I once lowered the rates by $25 a night and it made no difference at all in bookings. So we decided that in the winter that we'd take every Tues/Wednesday off. It's fabulous!!! I would so much rather have me time than take care of...

    Stayover Cleaning

We have do not disturb signs that guests can put up if they don't want us to touch up the room. We do go in if we hear a TV running or the A/C on (by the way, on the really hot summer days when they go out for the day I have AC units with timers and I can set it to come back on in 4 or 5 hours...
