Of 186 rooms available. Only 7 were unrented in July. We are thrilled.
When July started we looked about 60%. And a little worried. But DH lowered some rates for next day bookings, and we are the only ones in town who take single night bookings. And we filled in.
Now we are hoping the same for August. Currently at about 70%.
 
I might as well go on vacation myself in August! Looks like we have the only open rooms in town.
July was good, tho. Didn't break any records. Glad you did so well!
 
Congrats. As usual, ours are feast or famine weeks - plus in July I always block the 4 nights of the motorcycle event (and this year blocked more for DD to come who did not because her dog was put down). August has some blocks because cousins are coming - we lived in the same building in Chicago as kids until our families scattered to Calif, WV, and I do not remember where Janet's family went at that time (Ohio later).
This week has #1 Grandson for 2 nights, old & dear friend of Himself for 2 nights (they will not have the best room because it was already booked for first night of stay), a Municipal League Conference which I will attend one meeting and then blow off, another guest on Friday with an Elopement on Saturday (she needs the vacated room by 2 to get ready for the wedding. Lots of gaps the rest of the month - but that can change (as did July) with a phone call. Thankfully weeks like this one only happen a couple times a month. Ironing of pillowcases is back to stacked to the ceiling.
 
Had five empty room nights. Took one weekend off. Ended up with 95% occupancy. August is looking good at 90%. Looking at my ResKey reports--if we don't book anymore rooms for the rest of the year, we're still up over last year!

Congratulations! Now you can start planning how you will spend the $$! If you are like us, it goes right back into the house. I figure that we will have finally made all the upgrades we need by the end of this year so as we cut back further we can use the $$ to pay the taxes maintenance and insurance.
 
Our July ended up being even with past years despite my initial worry. August is already 73% booked. September & October look good too. Now to survive until the end of October! Today is Day 60 in a row.

The strange thing is that normally by the 1st July we're about 80% booked for the month and rooms go as the month progresses and we get a few off the street. This 1st july we had two empty rooms, 12th & 14th, and they both stayed that way. Seems more people are booking ahead, few taking a chance and booking last minute, this is a stark contrast to the last 3 - 4 years. May and June where the same.
We have friends with B&B in the middle of a very touristy town and they normally get a high percentage of their business as walk-ins, up to when we saw them in mid June we'd had more off the street than them this year so far, and we're on a quiet country road.
I have 10 empty rooms in August and they're all on/after 25th.

We have friends with B&B in the middle of a very touristy town and they normally get a high percentage of their business as walk-ins, up to when we saw them in mid June we'd had more off the street than them this year so far, and we're on a quiet country road.

what we get more of is "virtual" walk in's - the app tells them what is closest to them then they press book - nearly ringing the bell before we get the booking.

Right back into the house! We've had several people this month who have stayed in the house before and we're getting raves for the upgrades. Nice to be noticed.

We blocked on room for two weeks for a family visit. We count that as occupied.
 
I would die, y'all. No way could I handle this kind of occupancy for more than a couple weeks at a time. Even in the busy months (summer), my overall occupancy is around 65%.

I remember a few years when we ran 99% occupancy for 2 straight months, July and August. We were basket cases by the end of August. But the $$ sure was nice!!

I remember a few years when we ran 99% occupancy for 2 straight months, July and August. We were basket cases by the end of August. But the $$ sure was nice!!

It's a busy life! He's doing ok, but I was home all last week which makes it way easier on him.
I'm back in the office now until September. July, August and September are pretty much our high season. June was a bust. Gotta do what you gotta do.

It's kind of relative depending on how many rooms you have. If you only have a few, then it might be doable by yourself. If you have 10, then it's a horror show which is exactly what we'll be having when mid September and foliage arrive.
 
For July our apartment was all book except for three days, Two Wednesdays and a Sunday. We gave one group the option for a late check out or a free night. They took the late check out and were so pleased.
