Starting a weekly rental for possibly 4 weeks today. I'm not on board. DH made the deal without consulting me (which isn't too weird, it really is his business. I just do the decorating.)
Anyway, we'll see how it goes. They arrive today.
 
We just had our long term guest leave yesterday -45 days. This was their 4 th stay. No problem. We do have few each year and we like it-usually less work.
 
I have done several - all were fine. They were off-season (one was 11 weeks in-season) - the money was nice and no breakfasts, just coffee. I changed sheets and cleaned the rooms once a week.
The ONLY one that was problematic was the locals who were here while their house was being repaired after a fire. I gave the woman & her 2 sons 2 rooms for the price of one per night rate because I felt sorry for them. She did not work, 19-year-old son did not work & 14 year-old son was a total brat. Workers in one thing - local family another.
Oh - one good thing did come from that. I was quite uncomfortable when she brought over a guy she met at the local bar to show him the B & B. A few months later he came over to see if I needed some work done in the yard. He ended up being an excellent worker and did several major yard projects for me and was an excellent snow removal guy. Ithink he has moved on because I have not seen him for a long time.
 
I've done this several times. Sometimes it works fine, without a hitch, sometimes there is a bunch of hitches. The main issue is that they get too comfortable. (had one come down in his boxers to ask a question)

I have found that while being friendly, make sure you remain business friendly, keep your personal life yours which is harder than you think when someone is 'living' there as long as they will be.
 
We take long termers in our separate apartment. I'll echo Copperhead. Pleasant and businesslike. And laundry extra charge. :)
