It's official! Common Sense is DEAD!

Ok, so, guests check out on Sunday around 10 ish.. and say... "oh, the little valve thingy next to the toilet that brings water into the toilet, was leaking "last night" and so we put towels around it to sop up the water..."
I ran upstairs, and every towel available was on the floor around the valve, sopping wet. I heave them into the bath tub and the valve is 'spraying' water everywhere. I try to turn it off, doesn't go off. Turn it all the way on and it stops totally. no drip, no nothing.. It was obvious that they must have tried to do something to it, because it was almost off when I got to it. WHY WAIT all night and not tell us until they leave.
So now, we have a BIG gapping hole in our family room ceiling (personal space), from the water that leaked all night into the floor, and sheet rock. Grrr...
Why would you let water leak all night long and not tell someone? Why??
yeah, were replacing the valve, and tearing out all the sheet rock and replacing it and repainting the ceiling.... sigh....

Oh no.... I think I would be sending them part of that bill. They should never have left it alone like that. Why would someone NOT call to report a problem like that!!! GRRRRRRR

don't get me started! this week one of our regulars managed to squash a lamp so much against a head board it scorched - thank goodness everything we have is ultra fire retardant, and I have changed the bulbs to ones that emit virtually no heat!
Despite my massive signs I still periodically have to have one of the plumbers our for people putting things down the macerating pump in room 12!
People putting sopping wet towels onto the beds they are going to sleep in that night!
People who turn off the lights on the landings - It ain't your House!!!! In the long term I am changing the light switches to ones with a key so only I can turn them on and off.

I bet they were apartment dwellers who usually just call the super...no skin off their back! Any homeowner knows better than to let a leaking water valve go unattended. Sooooo sorry, Sunshine. We had a similar problem a few years ago and had to replace a ceiling and totally redo the room below.

I bet they were apartment dwellers who usually just call the super...no skin off their back! Any homeowner knows better than to let a leaking water valve go unattended. Sooooo sorry, Sunshine. We had a similar problem a few years ago and had to replace a ceiling and totally redo the room below..

we had something similar when the twit in room 12 put a tampon down the loo - this damaged the pump so it stopped working
Woman went in the shower- carried on showering till it was up to above her ankles! got out and came and got me - water everywhere as she had then tried to bail out into the toilet (all on the same fricking system) she was all like "oh but its going down in the toilet - "yes because it is pouring out all over the floor"!
Also directly above most of the circuit breakers for the house! water everywhere! shorted all the electric on that side!

For a leak that big yes, they should have reported it to you. But I wouldn't bill them unless they CAUSED the leak. To report or not is kind of a gray area.

Did they break something? You can't send them a bill if it was something they just in ignorance tried to stop leaking like they did. They prob just figured they would tell you later, they were enjoying themselves. DOH!

We are currently renovating one floor of the house. The builder wanted to know why I want a drain in the middle of the bathroom floor. And now... you know why. All new bathrooms should have an emergency drain. Makes life so much easier and once you are doing the renovation, you might as well install it.
People don't seem to have any common sense any more. They don't want to tell you that they broke something for fear you will make them pay for it. But somehow don't come to the realization that you might make them pay for it later.

An EXCELLENT idea...thanks. Same in the laundry. I also requested access panels for plumbing and extra shut offs so if work had to be done only the hall affected would be shut off, not the whole building.
