So far, I have:
Do we have to share a bathroom?
How far are you to town?
Do you serve breakfast?
Do you serve breakfast to the public?
When is check-in/check-out?
Do you have a view?

No. We are not equipped to take pets. We also cannot take therapy or emotional support animals.

How far are you from downtown, sports venue, sightseeing point, public transport?
Do you have stairs? How many?
Is the water potable? (Yes.... it's better than most of the bottled waters!)
Do you have my special diet available? (Vegetarian, Vegan, GF, Nut free, etc.)
Do you have parking? Can I park on the street?

Suggestion - don't make it a pdf. Those automatically download on a mobile device and I HATE that. I always panic wondering what's being downloaded!
Mine is a Q&A page where you click to see the answer. Did it that way to make the page look cleaner. Like Arks, mine is based on real questions asked.
In re the therapy dogs. I would state it positively: Valid service dogs accepted, no other animals allowed.

I agree 100% about the "therapy or emotional support animals". Those are people trying to scam their way in with their pets. However, I think by ADA law you have to accept a true service dog, though you can specify that there are stairs in the house that will have to be navigated. I read somewhere that you're legally able to ask 2 questions about the dog: What disability does the dog assist with? What tasks is the dog trained to perform? These questions will weed out the "therapy dogs".

Can I use your kitchen? ... your microwave? .... your freezer? Your dishes? Where can I store my leftovers? How can I heat up something? (I don't want some other guest eating my food!)
Can you cook me up something different for breakfast if I don't like 'cook's choice'?
Do you have ice, glasses and wine openers for me to use?

I'll second this. Don't make it a PDF. If you keep it as a simple HTML page, then it will be easier and quicker to update it as you go.

It's one of those things that starts battles royale!

Thankfully, here, we are allowed to ask for the animals training certificate. And it's not just any training certificate, it's a training certificate from a recognized training facility.
In fact, the police are allowed to intervene if you put the vest of one of the three organizations and misrepresent your dog. And a business can ask to see the certification at any time.
And a doctor's note... not accepted. It's the paperwork for the dog. There is even a fake certification website selling vests that say service animal... doesn't matter... dog isn't trained by a registered trainer... not a service dog. Mira, Lions Club, PACCK (Dogs for Autism) are the three official vests.

I'm considering making a bot where people visiting our site can interact with the bot and ask questions and it will respond to them with answers. I think it would actually increase bookings, too.
