How can I find out if the land I want ro buy is appropriates for tge B&B I want to build?

You need to check with your local government. We had land and thought it was perfect to build on , but after checking found out the only way we could open a b and b was to purchase an existing one. Change of plans! We found the last b and b in our town and gave it a full renovation . We are starting our 10 season. And now building our forever home on our land. In our case it was also because the b and b was commercial and not just a home in a neighborhood. Lots of rules

Go to the governing body (city/county) Planning & Zoning, then Building Codes, then Fire Codes and get the answers IN WRITING. That will tell you up front. Check for water/sewer services - does it have city or will you need septic. Is septic permissible for a bed & breakfast (commercial) enterprise. IN WRITING.
