We had plans to gut one bathroom and polish up a second with a new sink, mirror and lights.
But we just realized that we could go another year or two and maybe have a whole winter with no construction! And no huge outflow of big bucks!
Kind of feels somehow....freeing!

Oh c'mon! I;ve been here 12 years and we've never had a winter without construction! I thought this might be the year but we need all new carpet on our side. And I'm sure something on the inn will need fixing in a few months.

If it is needed you should do it. Don't wait maybe the one bathroom
if not, are guests going to be picking at these things in reviews?

It took me 10 years to get Himself to sign the loan papers to do the second bathroom. WHEN did we finally do it? Right after Katrina - the price of building supplies had doubled. Consider that in your equation and timeline (and wallet).

I didn't think new carpet counted. Fine. We are having one room carpeted. So maybe not quite construction-free.

They are both fine. Just not awesome. We've already replaced the sink in one. We wanted to switch out the tub for a shower because it's our first floor room and it gets our elderly guests. But it can wait.
The other has an antique sink that some people love and some don't love. The lovers convinced me to keep it.

Projects of one type or another seem never ending, but truthfully I like doing things with my hands. In early years money usually held me back as time has passed now it is the energy to do things that is usually lacking. This year daughter has arrived to assist the old folks, current project is building cabinets for her kitchen.

We replaced all the 'boarding house' sinks with 'antique' sinks. Because we went from a sink with absolutely no rim on it at all to one with a wide border for 'stuff' all of our repeat guests are thrilled. Keep the antique sinks!
I think the tub conversion is a great idea. Put in grab bars while you're at it. Older guests really appreciate that.

If I'm not sitting around eating bon bons then it's construction.

Yeah, it's going to be a bear. I hate moving furniture. And I'm very tired of the mess. But it will be a great improvement.
Pass the chocolates.

When we did our space over we put in hardwood floors. I moved 3 bookcases, couch, chairs, armoire, dining room table and hutch about 10 times.
There was no other place to put them except in the space we were renovating.

We've refurbished all our rooms over the past few years, replaced all the furniture, new sinks, showers, flooring and redecorated. There's just one room partially finished, it just needs new, bigger shower, redecorate the bedroom and new carpet.
We get great feedback from people who stay in this room, but I'm still itching to get it done, bring it up to the same standard as the other rooms and then have a couple of winters without big chunks of dosh going out.

It is a cycle, as soon as you get one area complete you just start all over again...IF you get one area complete. Unless it is new construction.

I don't have chocolates but one of the hired helpers made macaroons. (I already warned Gerneric.)

Our new dryer died last night and I have to wait for the warranty repair so DH went out and bought a second one-which we were going to do in the spring. So.....that just stepped up everything. Now need to reconfigure the laundry room, which means everything now gets bumped up. Minor kitchen reno (new side by side freezer and fridge) to remove and move cabinets. DH has to make a bed for us (new mattress and furniture). We were going to work on our apartment to give us a living room of our own but our contractor took ill so he can't do it until the spring now. Hopefully we'll be done our stuff by then!
Always something.

Amazing! First time in many years that we have not upgraded something in the B+B.
Nothing but maintenance indoor painting for us....mostly woodwork, which I enjoy freshening up. Toying with the idea of a new shower door/glass enclosure for our master bath since the one we installed in 1988 is showing some wear. Other than that we are in good shape.

That's a nice feeling, isn't it!
