We've done sooooo many upgrades to this house since we moved in.
One was to add AC. We had to have the electrical system upgraded to do it and it has been worth it!
The East Coast is in the midst of a very oppressive heat wave. I said to my husband, "including ours, there are 9 AC units running all at the same time and we still have lights. God bless our electrician!!!"
The PO had some bad reviews because she didn't offer AC.
 
especially on the third floor which can be very attic-like in the hot weather.

I have 3 A/C units running in empty rooms just to keep the temp in the building manageable.
Luckily, I can deal with just running a fan for myself at night.

Our next door competitors didn't have AC. It killed them in the summer. They finally put window units in half the rooms. It's still a big issue for them, since sometimes they don't tell the guests there's no AC before they arrive.
 
Off the top of my head, I would say our most frequent questions are, "Do you have wifi?" and "Do you have air conditioning?"
We offer all kinds of amenities, but it's the AC people are concerned with.
During football season, we also hear, "Do you have TVs?"

I love, love, love our efficient ductless AC. It is so quiet you don't even know its running and since it is essentially a heat pump, it uses much less electricity than the window units. I highly recommend these units.
Last winter we had a split system installed in the cottage and a single unit in our own bedroom. What a difference from previous summers! Especially in the reduction of humidity throughout the house. The bonus is that we have eliminated our mildew problems as well as kept the rooms much cleaner. Not that we have had rain.....we are in a severe drought at the moment...but normally I am up worrying about open windows with puddles of water on the wood floors after a summer storm at night. Not now!
So if you are considering outfitting an old building with AC, take a look at the ductless systems. They may even still be offering rebates because of their high efficiency energy rating.

That's awesome. Hoping for storms tomorrow.
Hoping for no storms on Sunday. We are having a party in the afternoon for my high school class. 41 years! If it rains, we are screwed.

Ugh! Still 97 here, warmest day in 11 years. AC on in all rooms prechilling, never needed to do before. Sweltering here on 3rd floor.

I think that was our high today. Unheard of! Of course we have been hit with this deluge of rain or we would be in the 90s for sure.

Last week we had 101 on the bank thermometer. Today was a mere 97. A/C running more than usual.

What? We just had a downpour maybe for eight minutes and done.
 
It's even been hot in the North Country and we put window air conditioners in the guests rooms this summer. I can usually keep the downstairs cool by opening windows at night and closing during the day, but not cooling down at night proved harder to keep it comfortable. Ceiling fans help a little but only to move warm air around.
I joked with my honey last evening that 79 seemed cold after being in the nineties for so many days and the eighties at night. We had just had a rain storm and the temperature dropped about fifteen degrees. This morning is even better. Sat on the porch and enjoyed the cooler air.
 
This is the most we have run our A/C in sixteen years and we are at 4,500 feet! I left Florida to get away from the heat and humidity. Argh! People laugh when I tell them the high was 76 or 78 but it has been very sticky this year.
Some of my guests have actually requested NOT to have the A/C on in their rooms (I can't imagine). I am fortunate to be married to my resident handyman who has been in the A/C, heating, plumbing and electrical business for 35 years. My zoned system allows me to have A/C in one guest room and not in the other or different temps for each room in the house. The thermostat control for all of them is in my bedroom to keep guest fingers off. (Some guests could screw up an iron ball!)
I don't know how other small B&B's manage if they have to call someone for every breakdown. All the profits go out the window (or down the drain so to speak). Counting my blessings as another thunderstorm threatens.
Good for the garden but tough on the budget.
