What do I need for front desk

I've used Reservation Key since Gillum House suggested it to me about 2016. I also use Authorize.net and charge a small non-refundable fee when a room is reserved as it proves that the guest's card is good. I have a desktop terminal but lately have begun charging more guests through the online...

Finally installing an EV Charger - where to list?

https://www.plugshare.com/ PlugShare is the one I found most useful driving a Chevy Bolt EUV for two years. I believe if you have the app on your phone, you can add your charger on the app. Another one that I often see recommended is https://abetterrouteplanner.com/ yet I felt most comfortable...

Annoying stuff from our first week open after winter vacation

I'm always the odd one. I enjoy life and people. If I assist someone, I'm still helping promote the area which in turn helps me in the long run. I look forward to family and friends that visit, don't have that many these days, but my reward is that they chose to spend time with me. Maybe not a...

Starting the long sales cycle - not leaving *anytime* soon

Guess I always wondered for those who sell/retire, what do you do next? I followed several career paths in life, running a lodging business was supposed to be a retirement venture. We need a section on the forum for keeping in touch with friends that retired or moved on to bigger and better things.

    Porsche

From what I see Tesla has rolled out a couple of the "Tesla dock" chargers in California and maybe 8 or 10 in New York, maybe that process has begun. Tesla connector sure is nicer than the CSS connector.

    Porsche

A Porsche EV likely wouldn't fit my budget so I drive a Chevy Bolt EUV but carry an adaptor that would allow me to use your Tesla destination charger. Sadly, not useful at superchargers but nice to see that they are rolling out some availability for lesser makes...

Would You Recommend I Go Into Competition With You?

Folks visit at peak times and conclude that an area needs more rooms as they never see the slow times.

    Single Night Surcharge?

Resort/destination area, once my own vacation destination in the mountains. My reasoning and upcharge are probably different from others. Old and slow, couldn't manage the daily flip of one night on the weekend. Nice tiny mom & pop, probably stay both nights with me for little more than one...

    10-Year Smoke Detectors

I'm an old chicken, mine are wired and call for help if there is a problem.

Cancellation (and asking for future credit)

I look at it this way. If that future credit is going to be used at a time when I would be busy and sell the room, I still hurt me. If that future credit is going to be used when rooms are empty, yeah, why not. Offer that "free" visit at a time that is to your advantage. Even if not asked, I may...

    Single Night Surcharge?

I hope to fill all rooms on weekends and weekends require both nights. If we are a day or two prior to the weekend the system will allow a single night with a small surcharge [$10] if a room is still available.

    Giving OTAs the Boot

Agree 100%, perhaps is someone is looking to sell the high occupancy numbers help impress but don't always increase the bottom line. After a point, more guests mean more work, mine or hired and more expense including the long-term expense from wear and tear. Mindset maybe, I'm happy at what I do...

    Giving OTAs the Boot

Can't exactly answer, just my two cents worth. I never used OTA's, started business before they were popular and later didn't want the headaches. I find it better to pass on some of that savings to our guests and build a group of friends that return. Have a business listing on TA, have not...

    New Innkeepers in New England

Mark, glad you are here and enjoying your dream. We're an odd one with an 8-room motel, over 30 years now and still having fun. I was lucky and found this forum about 10 years ago.

Is anyone using texting to communicate with guests?

I like text and email as well, for me mostly that when I think of something to say it's probably not a good time to call someone. As a pack rat, I can save emails to remember what was said.

New Member Intro for Flora House Denver

We also use Reservation Key for our 8-room motel. I find it more reasonable than many, fits our needs, and I think you can use/try for a month without charge to see if it fits your needs. I use our local Wells-Fargo Bank for my credit card machine and through them, Authorize for online payments...

Is anyone using texting to communicate with guests?

Anyone use a "Ring" or that type doorbell? Don't have to be home to talk with a guest with a question and in our case, it alerts daughter next door so she can come over if we are away.

Is anyone using texting to communicate with guests?

I use text from time to time but not as a regular thing. @Tom , do you use individual codes for each guest/room like Arks or ? I often wonder if WiFi door locks would save or add work for mom and pop that live onsite

    Additional Guest Fee

I'm the odd one, our rooms sleep, 2, 4, or 5 [no breakfast]. Small, medium, large and prices about $10 apart, for a toddler and extra person adds $10. This fee is really just to encourage guests to choose the room to fit their needs. An extra adult adds a larger fee, large enough to discourage...

    Crank calls

I'm probably a bad host. I stopped answering the phone at night long ago. Rare that I get a call from a guest and most late-night callers weren't my people anyway. Fortunately, we live in the building and if a guest rings the doorbell, it will ding my cell phone by my bed and send me running.
